Polybutylene is a type of plastic supply line plumbing material that was manufactured and installed between 1978 and 1995. This material was popular because it was less expensive than copper and it was far easier to install. However, many homeowners began filing insurance claims due to the pipes bursting and causing water damage to their homes. In 1995, a class action lawsuit was brought against a manufacturer of polybutylene and shortly thereafter the material was found to no longer be acceptable by building codes and we haven’t seen this material used in new construction since.
If you’re buying a home and your inspector finds polybutylene plumbing – you really have only two options when it comes to insuring the home.
Option A, you can replumb the house and then purchase insurance.
or
Option B, you can find an insurance company that will allow you to purchase the home insurance policy for the home with a water loss exclusion. This means that if the polybutylene plumbing fails and causes water damage to the home, the insurance company will not cover it.
While this solution isn’t the best option, it can satisfy mortgage requirements which allow you to purchase the home while you save up for the replumb.
