Today we’re talking about a certain type of plumbing material that many insurance companies are beginning to classify as an ineligible type of material. Meaning that if the plumbing material is used in the home, the insurance company will refuse to insure the home. This plumbing material is call PEX.
What is PEX?
PEX is a type plastic tubing used for water supply piping and generally offers many advantages over other types of plumbing material. The main advantages are that it’s flexible, it’s easier to install and it offers high heat-resistance. But the issue is that there were many class action lawsuits against manufacturers of PEX plumbing after the material started failing prematurely at connection points resulting in leaks and in some instances flooding. Some of these lawsuits resulted in tens of thousands of homes being replumbed.
Is there PEX that is acceptable?
Many insurance companies are so concerned about this type of plumbing material failing that they will render a home ineligible for coverage even when the main plumbing supply lines are copper or PVC but those short connection lines under the sink are PEX. However, the insurance companies that do take issue with PEX generally have a guideline that if the PEX was installed after 2010 or 2011 that the plumbing material is acceptable. This is because the PEX material was manufactured after the dates of the class action lawsuits and the newer PEX material doesn’t pose the potential of leaks or flooding that the older PEX material does.
What if I have PEX installed prior to 2010?
Please note that if your home or the home you’re are looking to purchase does have PEX material and the plumbing was installed prior to 2010, there are still a handful of insurance companies that are willing to insure the home – however, your choices for coverage may be limited.
