And tile roofs will need to be less than 40 years old.
In addition to the age requirement, insurance companies will typically want some assurance that the roof is in good condition and has no existing damage and/or leaks present. Lastly, one thing we want to mention is that even though the roofing material may have some crazy long warranty period, like a 50-year warranty on a shingle roof for example, the insurance companies don’t take this into consideration when determining the remaining useful life of roofing material. They instead rely on their experience and their claim history which suggests that roofing materials here in sunny Florida rarely meet or exceed the manufacturers limited warranty.
