Today we’re discussing one of the most common reasons for a home insurance claim denial but before we get there, let’s briefly discuss what a home insurance policy is and what it is not.
A home insurance policy is intended to pay for damages to your home and personal property that are caused by direct physical loss. Insurance agents commonly use the phrase “sudden and unexpected” to generally explain whether something might be covered.
For example, if lightning strikes the home and fries the AC it would likely be covered because lightning striking the home was “sudden and unexpected”. Now whether coverage applies, of course, is subject to your deductible and your policy and there are certain exclusions with every home insurance policy which means your policy may provide different coverages than your neighbors policy.
On the other hand, a home insurance policy is not a home warranty which leads us to the most common reason for a home insurance claim denial which is wear and tear. It’s no secret that homes require maintenance and that the four main systems to the home degrade over time. Eventually, these systems need to be replaced. Just like you wouldn’t file a claim on your car insurance when your AC goes out, you shouldn’t file a claim on your home insurance when your AC goes unless something sudden and unexpected caused the failure of your AC….such as a lightning strike.
