Roofing material can affect home insurance!

Did you know the roofing material on your home can impact your insurance?  This topic is especially important if you’re looking to purchase a home.

Insurance companies have a ton of data on the degradation of roofing material.  There is a high correlation between the age of the roof and the prevalence of insurance claims.  As such, insurance companies will place age restrictions on roofs based upon the roofing material.  Most insurance companies have their own standards based upon their own unique claim experiences with their customers, but most companies will adhere to similar practices. 

Here’s what you need to know:

If the roofing material on the house you’re looking to purchase is 3-tab shingles, it will typically need to be less than 15 years old.  If it’s architectural shingles, it will generally need to be less than 20 years old.  Metal Roofs will generally need to be less than 30 years old.  And tile roofs will need to be less than 40 years old.

In addition to the age requirement, insurance companies will typically want some assurance that the roof is in good condition and has no existing damage and/or leaks present. Lastly, one thing we want to mention is that even though the roofing material may have some crazy long warranty period, like a 50-year warranty on a shingle roof for example, the insurance companies don’t take this into consideration when determining the remaining useful life of roofing material.  They instead rely on their experience and their claim history which suggests that roofing materials here in sunny Florida rarely meet or exceed the manufacturers limited warranty.

Recently we had a customer call in to let us know that he had sold one of his cars and that he would like the vehicle removed from his policy. It’s no secret that COVID has changed the way many companies are doing business in the United States and the same is true for auto insurance carriers as well. With all the supply chain issues and manufacturing shortages, we’re not only seeing the price of new and used automobiles increase in value, which is increasing the cost to insure, but more importantly we’re seeing vehicles take longer and longer to get repaired after a covered claim. In fact, we’ve seen completely repaired vehicles sit for months waiting for a chip. We’ve seen parts that used to take days to come in, take months. We’ve seen some parts come in and have to sit for weeks while other parts make their way to the repair facility.
